CREDAI holds summits on a regular basis to dive deeper into the problems at hand and come up with practical solutions for them. New India Summit 2020 where 1000+ developers are expected to participate is being organised for that reason. The theme for this summit is “Let’s RISE”. With the ‘Housing for all by 2022’ programme launched by the government to enable the construction of over two crore affordable houses, the importance of the housing sector can be clearly understood. This segment has a lot of potential in tier II and tier III cities because the land prices there are affordable and the land is abundant.

Challenges in cities

Cities today face significant challenges like the ever-increasing population, lack of social and physical infrastructure, environmental and regulatory requirements, declining tax base and budgets, and increased cost. Identifying new and smart ways to handle the complexities of urban living and address problems ranging from pollution, overcrowding, inadequate housing to high unemployment, resource management and rising crime rates is the need of the hour for the cities.

Some of the longstanding urban challenges include making housing available for the low-income population, infrastructure inadequacies and the constant struggle to deliver a variety of services including water, sanitation, education, and health. The Prime Minister of India envisioned the creation of 100 ‘smart cities’ with a vision to modernise India and accelerate the process of urbanisation. The core idea here is to develop satellite towns of large cities and modernise the existing mid-sized cities.

The real estate sector of India is currently undergoing a paradigm shift. Revolutionary regulatory changes have left an indelible mark on the sector for years to come. Even developers with years of experience under their belt have been set on the path of constant learning. Those who evolved have achieved greater success both commercially as well as in terms of recognition and the ones who followed this model from the outset are now the undisputed leaders in the sector. Today, only the honest and serious players can survive. One of the major changes worth mentioning is how the developers have started to offer lower ticket sized houses/compact units.

Why NIS 2020?

India with its rapid growth and evolving urbanisation trends needs new cities. Creation of new urban centres is of critical importance with the increasing urban sprawl and overburdening of infrastructure in large cities. Through various central and state government initiatives, decluttering of the metros to create new economic engines of growth is already underway.

By upgrading the infrastructure in the tier II/III/IV cities will help them to attract economic/industrial activity to a great extent. Many of these cities are already taking measures to identify themselves as the flag bearers in terms of investments and development.
